TOWNSHIP OF MONROE PLANNING BOARD MINUTES

MINUTES OF REGULAR MEETING | August 24, 2017

Meeting called to order at 7:00 P.M. by Chairman David Rothman who led the salute to the Flag.

Chairman David Rothman read the Sunshine Law as follows:In accordance with the Open Public Meetings Act, it is hereby announced and shall be entered into the minutes of this meeting that adequate notice of this meeting has been provided by the following:

Posted on January 6, 2017 on the Bulletin Board of the Office of the Township Clerk, Municipal Complex, 1 Municipal Plaza, and remains on file at that location for public inspection;

Sent to those individuals who have requested personal notice.

MEMBERS PRESENT:       Chairman David Rothman, Vice Chairman Len Levene,  Mr. Andy Paluri, Mrs. Karen Polidoro, Mr. Louis Caron, Mr. Anthony Zarillo, Mr. Terence Van Dzura, Alternate #1 Ms. Roslyn Brodsky, Councilman Michael Leibowitz and Mayor Gerald Tamburro.  Also present for the Board were Attorney Jerome Convery, Planner Mark Remsa, and Engineer Mark Rasimowicz.

MEMBERS ABSENT:         (All present.)

A motion to approve the July 27, 2017 Minutes made by Mr. Andy Paluri and seconded by Mr.  Terence Van Dzura and passed unanimously by all members present.

PB-1184-16                           US HOME CORPORATION d/b/a LENNAR; REQUEST FOR PRELIMINARY AND FINAL MAJOR SUBDIVISIO N AND PRELIMINARY AND FINAL SITE PLAN WITH VATRIANCES; BLOCK 81, LOTS 3, 4, 5.03, 7.01, 7.03, 7.04 & 8; LOCATED ON CRANBURY SOUTH RIVER ROAD, IN THE PRC-2 ZONE

PB-1190-17                           MARY JO GIANCOLA AND ALFRED CAPUTO;REQUEST FOR MINOR SUBDIVISION; BLOCK 106.61, LOTS 1 - 48; LOCATED ON OLD FORGE ROAD, IN THE R-60 ZONE

 

Mr. Sharif Aly, applicant’s Engineer, stated this is a simple minor subdivision to create two conforming lots along Old Forge Road.  The property is known as Block 106.61, lots 1 thru 48 on tax map sheet 83.02.  There is an existing home that fronts on Old Forge Road and we propose to carve the back portion of the lot with frontage along Cottonwood Court.  The property is in the R-60 Zone and we will exceed the requirements, with each lot proposed at 67,500 square feet each.  Cottonwood Court is fully improved and we are requesting waivers on installation of curbing and sidewalks along Old Forge Road.

 

Mr. Mark Rasimowicz, Board Engineer, has no objections subject to applicant’s compliance with report dated May 18, 2017.

 

Mr. Mark Remsa, Board Planner, has no objections subject to applicant’s compliance with report dated May 2, 2017. Also asked when the existing home was constructed.  (1997)

 

Mr. Andy Paluri asked if the professionals felt the need for the fair share contribution in lieu of the waiver.

 

Mr. Mark Rasimowicz stated that on Cottonwood Court the applicant is extending beyond their property and that offsets the fair share costs.

 

(No Public wanted to be heard on application.)

 

Motion to approve made by Mr. Andy Paluri and seconded by Mr. Len Leveneand passed unanimously by all members of the Board present.

PB-1186-16               JSM at Applegarth, LLC, a motion to approve made by Mr. Andy Paluri and seconded by Mr. Anthony Zarillo and passed unanimously by all members of the Board present.

 

 

 

A motion to adjourn at 9:15 p.m. made by Mr. Lou Caronand seconded by Councilman Michael Leibowitzand passed unanimously by all members of the Board present.
