TOWNSHIP OF MONROE PLANNING BOARD MINUTES

MINUTES OF REGULAR MEETING | May 24, 2018

Meeting called to order at 7:00 P.M. by Chairman David Rothman who led the salute to the Flag.

Chairman David Rothman read the Sunshine Law as follows:In accordance with the Open Public Meetings Act, it is hereby announced and shall be entered into the minutes of this meeting that adequate notice of this meeting has been provided by the following:

Posted on the Bulletin Board of the Office of the Township Clerk;

Posted on the Bulletin Boards within the Municipal Complex;

Printed in the Home News Tribune and Cranbury Press on January 5, 2018;                    

Posted on the Monroe Township website; and

Sent to those individuals who have requested personal notice.

 

MEMBERS PRESENT:       Chairman David Rothman, Vice Chairman Len Levene,  Mr. Andy Paluri, Mrs. Karen Polidoro, Mr. Terence Van Dzura, Mr. Wayne Horbatt,  Councilwoman Elizabeth Schneider and Mayor Gerald Tamburro.  Also present for the Board were Attorney Jerome Convery, Planner Mark Remsa, and Engineer Mark Rasimowicz.

 

MEMBERS ABSENT:         Mr. Louis Caron and Alternate #1 Mrs. Roslyn Brodsky.

A motion to approve the April 26, 2018 Minutes made by Mr. Terence Van Dzura and seconded by Mr. Wayne Horbatt and passed with Mr. Len Levene and Mr. Andy Paluri abstaining.

PB-1199-17                           235 PROSPECT PLAINS ROAD, LLC;REQUEST FOR PRELIMINARY AND FINAL SITE PLAN WITH BULK VARIANCES; BLOCK 56, LOT 61; LOCATED ON PROSPECT PLAINS ROAD, IN THE NC (NEIGHBORHOOD COMMERCIAL) ZONE

Represented by Mr. Otto Kostbar who stated this application is seeking preliminary and final site plan for a medical office.

Dr. Bawa, one of the principal owners, stated been in business for 2 years.  Looking to convert house into doctor office.  Open 5 days a week from 8am until 8pm and Saturday from 9am to 5pm. 

Ms. Lorali Totten, applicant’s Engineer, described in detail the lot layout, the interior of the office, the parking and landscaping plans.  We are seeking several variances for the existing structure.  We are also seeking a variance for free standing sign. 
We propose additional landscaping along rear of the property.  The County has a plan for roadway improvement along frontage and not sure of the curbing and sidewalk.  If required, we will install or if contribution is required.  We agree to Boards Professionals reports.

Mayor Tamburro stated the County is covered either way with installation of curbing and sidewalk or the applicant pay the contribution. 

Councilwoman Betty Schneider stated that she is pleased with additional landscaping along rear.

Mr. Andy Paluri asked if there was a driveway now.  (No.)

Mrs. Karen Polidoro asked if parking is in front yard and  enough spaces.  (Yes.)

Mr. Mark Rasimowicz, Board Engineer, has no objections subject to applicant’s compliance with report dated May 21, 2018.

Mr. Mark Remsa, Board Planner, has no objections subject to applicant’s compliance with report dated February 13, 2018.

Motion to approve made by Councilwoman Betty Schneider and seconded by Mr. Wayne Horbatt and passed unanimously by all members of the Board present.
